LETTING PROCESS

Step 1: Register Your Interest

The first step is to register your interest with us. This can be done by telephone on 01277 233 400 or in person by popping in to see us at 1 St Thomas Road, Brentwood, Essex, CM14 4DB. Alternatively you can email lettings@hardingslettings.co.uk or contact us through our website www.hardingslettings.co.uk by simply filling in the enquiry form.

Step 2: Property Search

With this information we can search our database for a selection of properties that match your requirements. Of course you can view all our properties yourself through our website www.hardingslettings.co.uk. We recommend an early inspection of any property you are interested in to avoid any disappointment.

Step 3: Accompanied Viewings

We’re open at times to suit you and more than happy to chauffer you to and from our properties, if required. The Hardings Lettings team offer appointments from 09:00 till 18:00 Monday to Friday or 09:00 till 17:00 on Saturdays. Evening appointments can be booked by prior arrangement if required.

Step 4: Choosing A Property

Once you’ve chosen a property we will require a Non Refundable Administration Fee to reserve the selected property and progress with credit searches and references.

Step 5: Rental Paperwork

Once we have drafted the Tenancy Agreement we will require you to meet at the office to sign our Tenancy Agreement and associated rental paperwork including the Deposit Form and Standing Order Mandate. We will also require Photographic Identification to be provided for each Tenant.

Step 6: Rent & Security Deposit

The advance rental payment of 1 Months’ Rent will be required in cleared funds prior to the commencement of the tenancy. A security deposit (usually one and a half months rent) will also be required from the Tenant but will be reimbursed at the end of the tenancy, subject to details of your agreement and the findings of your inventory check out report. Where relevant, your deposit will be registered in accordance with recent tenancy deposit protection legislation.

Step 7: Completion

Congratulations, on your agreement date the keys are handed over and you are now free to move into your new home.
